 Like guest house, ADUs allow extended families to be near one another while maintaining privacy. ADUs can provide as much living space as many newly-built apartments, well suited for couples, small families and seniors.

City of Lo Angeles now allows guest house construction to add value to your home. Due to zoning regulations home owners were often unable to build a guest house on a R-1 lot zoned for a single family.

There is a recent modification in the zoning law, meaning that a guest house construction now can be completed on a single family home zoned R-1, the new city permit is given as "accessory dwelling unit" or ADU.

Accessory Dwelling Units (ADUs) are known by many names: granny flats, in-law units, backyard cottages, secondary units and more. No matter what you call them, ADUs are an innovative, affordable, effective option for adding much-needed housing in California

As of the beginning of 2017, a new California ADU law went into effect that will now allow small second residential units on single-family lots. The goal is not only to create more housing, but also more affordable housing. 

Detached ADUs are limited to a maximum size of 1200 square feet. Attached ADUs to the primary residence through an addition or addition with partial conversion are limited to a maximum size of 1200 square feet or 50% of the existing living area, excluding garages, whichever is less.

New laws effective January 1, 2018, clarify and improve various provisions of the law to promote the development of ADUs, including allowing ADUs to be built concurrently with a single-family home.Our team of professionals know that its important to build something that will look and feel like part of the house, not something that’s tacked on. What is an Accessory Dwelling Unit?

An accessory dwelling unit (ADU) is a self contained residential unit that shares the same lot as the primary residential dwelling. An ADU construction generally includes a living room, sleeping area, kitchen and a bathroom. It may be attached from the main building or detached from the main building.

Two Types of ADUs

CONVERTED ADUs

An accessory dwelling unit or ADU construction built through conversion of existing floor area of a single family residence, like attic or basement; or an existing accessory structure such a garage, carriage house, pool house, studio or similar fully enclosed structure. 

NEWLY CONSTRUCTED ADUs

An accessory dwelling unit constructed as a new ADU construction structure, or by addition to an existing structure, either attached or detached from the primary single family residence and located on the same lot or parcel

Operational Standards for an ADU

The property owner must reside in either the main dwelling or the ADU.

New ADUs created on or after January 1, 2017 cannot be used as short-term rental.

ADUs cannot be sold separately from the main dwelling.

A recorded covenant is required in order to notify subsequent owners of ADU regulations.

All other applicable land use restrictions from the City's Zoning Code shall apply.
